Hi there,

According to my due diligence, I decided not to buy with lavagnac

development :

7% return during 23 years based on EUR 6500 / sqm is simply not

sustainable for the Address, the management company from Dubai which

knows nothing about France (especially the very high labor costs)

the developper is english and not French : I 've always heard that a good

developper is most of the time a national or local. ie. i ve talked with a

cafe tenant and a winemaker in pezenas complaining about this modern

architecture

My choice is very simple : there are serious french companies small or big

such as alma france, nemea, lagrange, pierres vacances, garrigae, coralia,

cela resorts which are reliable : they are offering returns between 2 and

4,5%, which seems to be more reasonable

I am investigating other local developments in Languedoc and will share

my researches soon
