Do not get involved. You cannot trust any of the details promised and you have no EU protection. These people are very skilled at selling but not high on the ethics, they will be long gone when you find out the what the truth is.
Don't Buy, It isn't all it seems, read the posts on this site.
Walk away - buy this property and you will live to regret it - - I do not care what the agents are promising it will never materialize
