Clos Dia in Fayence and Tourettes

I am looking at this type of investment for the first time and I have provisionally reserved a plot on a leaseback in Clos Dia in the village of Fayence in the VAR region S.France. The agents that I have reserved a plot with are called Azzetz France has anyone used them on this type of investment. Also the property is fully mangaged by a company called the Camiole Marketing and Management Group. Thank you in advance for any information on the above which is a 12 year lease .

Hi fintansh, I own an apartment in phase 2. Have you got the rent for the 4th quarter yet. I was supposed to get it on 5 October, but haven't got it yet. All my emails and phones are not helping me. There is no satisfactory answer from them yet.

Has anyone received any rent in 2009 yet?


no rent and with the EURO/GBP rates its getting a bit financially sore..


My wife did manage to speak to someone who apologised for the late rent but did say that the bookings for this year where strong which I took as good news!

Has anyone received their 4th quarterly payment yet. Anna says business is good but if it is why are our payments not up to date. Did anyone ever find out why we are paying Phenix. Love to know has anyone tried to sell their apartment and if there is a market for leaseback resales.

I've got an apartment in Clos Dia 1 . After several phone calls last week I have been told rent will be paid on 17 Nov.Also received email last night confirming next week.


They seem to be getting later every time.

I would not be expecting the rent before middle of February at the very least as they do not ever pay earlier than two months after the close of the quarter.


However, I have emailed Anna today to see what the position is and will update the forum if any news.


I know one couple who put their apartment on the market last year but up until recently they had not been successful.


This surprises me somewhat given the new tax incentives for French people to invest. I think that they can basically set the cost of the property against their tax for a number of years. I don't remember the exact details but it did sound tempting.

Try doing a search on the management company in the equivalent of companies house in France. Website may well be in french so use google translate to help you. Try with www.societe.com. get the company number to make sure you research the right one.


If the management company has no accounts or is a newly formed management company avoid like the plague.


Do your sums as well and ask your self something like 100 appartments in the development each having an annual yield of say 5,000 Euros as an example. Thats half a million euros they are going to have to find in the next 12 months just to pay you and nobody else such as bills, cleaning etc. It is highly unlikely that any new management company can do this from a standing start.


You will then find yourself on here like the rest of us moaning that you have not been paid rents.


just also bear in mind that because you sign with a good company it does not mean that they are going to stay with it. Chances are they will sell out to some 2 bit company and again default.


My advice is buy something with a bit more control and watch and see how the rest of us get on.

I agree with some of Mutleys points. Our original management co. was Etud Accueil Meditarenee who were an established company.However after ayear they sold the lease to Camiole.Having said that Camiole have paid the rent o.k. for the last seven quarters albeit a little late sometimes.


Although there is of course a lot of rent for them to pay out, if they market the residence well then there is considerable income to come in. I roughly calculate that the peak summer months rentals cover the annual rent. They do have other expenses and they would need a reasonable level of occupancy the rest of the year to cover these and of course make a profit.


I hope Camiole continue to honour the rental agreement.As I say above they are late again which is a bit worrying especially as this is the rent for the peak season when Iwould expect them to be flush.


My main concerns with leasebacks is that from reading some of these posts, some management companies seem to think they can carry on using the owners apartment and renting it out without paying the owner for it.If they had gone bust and vacated the premises that would be one thing, but to carry on trading and just not pay the rent is inexcusable.



I hope everything carries on as it is supposed to but if I knew then what I know now I don't think I would have got involved

still not had mine.Have phoned loads but always told to phone back. Was asked if I was in phase 1 or 2 so looks like they are treating the 2 phases differently.

Hi vchopra, I am wondering if the rent paid to Clos Dia 1 and 2 is paid from the same company or different companies.My rental statements say CAMIOLE RESORTS at the top.Do yours say the same?

It is Camiole Resorts for me too. I got the money in my French account (BNP Paribas). May be it takes a bit longer for other banks.

Rent went into my account today.Releived.Not looking forward to next quarter

Can anybody on the forum answer the question as to whether we can insist on interest if rent is late in being paid?

I have been "fighting" with Camiole for 2 years now and

am way passed being fed up. It appears we are numerous

have already got in touch with another owner based in

France and we are looking at establishing an association

in order to defend our rights. I would like to know if

when was your rent due? I think Clos Dia 1 and Clos Dia 2 are paid on different dates.My rent ( clos Dia 1 ) is due before end of January but I can't see that happening.


I think the management are having financial problems.Have you conacted them for an explanation?

The rent was due on 5 January. Not received yet. Wrote an email to one Anna there but no reply till now.

Nearly a month late. Dosn't look good.


Especially not answering emails.

I tried emailing them at 2 address but emails bounced. Fintan

I've tried phoning but it's difficult as I'm at work at the hours they are available on the phone.Besides they say they do not deal with any rental issues.

My email to phenix also bounced. I tried to contact a sollicitor whom you can contact by using the link in the top middle of this page. They can help sending the so called commendement de payer to Camiole Resorts but of course for a price tag of 350 euros! Obviously the sollicitors would love to fish in troubled waters now! I have still not decided what to do. May be wait for some more time and see for things to settle. Any other ideas??

I don't know why we are paying some of these charges to Phenix anyway.


My lease states that the management company are responsible for paying insurance and any costs and repairs associated with the running of the operation.


It appears we are being asked to pay these along with the fees of Phenix Consultants who seem to making themselves unavailable to us.
