ENDING A LEASE

Hi

Can anyone help with the following questions please:

1 A company has to own 55% for it to be able to offer a leaseback, does the 55% include areas like kitchen, entrance area, public spaces etc or just apartments?  3 Do maintenance company representatives have a duty to communicate to the owners? 4 Is the maintenance company supposed to let other owners know the percentages of the building owned and also provide information on the type of ownership and who the owners are?

Hi - I believe it is just the number of appartments which make up the 55%. Sometimes the original Management company own the communal areas particularly reception and pool. This was our case with Pierre et Vacances. There should be a Syndic working for the owners and they have a duty to inform you about maintenance charges, works etc. There will be an AGM and you should receive an invitation and a voting form. I think you should be able to ask who owns what. As for the names of owners that might come under data protection laws but usually the annual accounts will specify the names of all the owners and the lot numbers.

Hope this helps.
