Hi,
Our lease is due to renew in August 2025. I am aware that we have to serve notice that we do not want to renew this at least six months prior to this. Does anyone have the details for a Notarie that they have used to do this successfully? I would prefer to use someone that has previous experience of the French Leaseback system. For information our apartment is through SODEREV/La Grange.
Kind regards
The Notice must be served by a "Huissier de Justice" (Bailiff). You do not need to engage a Notaire.
A Notaire has not the legal jurisdiction to deliver the official legal Notice (so if you engage a Notaire, the Notaire will have to engage the Huisier to do the service). You would be adding on unnecessary expense!
The legal Notice must be delivered in person, by a "Huissier" who has legal jurisdiction over the region in question.
You can go to this website and find out the various Huissiers who have jurisdiction to deliver the Conge Notice. The Huissier must have jurisdiction over the address, where the Management Company is actually based (N.B. not where your property is based).

When a commissioner of justice (formerly bailiff and judicial auctioneer) intervenes in the case of a dispute between a tenant and its owner (lessor), tariffs (or fees) can vary. Fees can range from around €350 to up to €1200. So look out for that! The simplest way of finding out the fees is to email each Huissier and ask what fees he/she will charge you.
The Huissier is likely to request:
a) A copy of the current Lease Agreement b) Identification from the owners - probably passport or such things c) For cases where the ownership detail of house changed since the current Lease was signed the current deeds showing ownership will probably be required (... the Huissier will let you know once you contact him/her and you can send on the documents s/he requests). The Huissier de Justice actually completes the faormal Notice for you. Once you engage and agree the Huissier you will enter a contract with Huissier and pay up front.I completed the whole process with the Huissier by email including sending all documents by email Attachment.
