Is an exit penalty standard for all leasebacks? I can't find any reference to an exit penalty in the contract with MMV (for L'allee des dunes). Do others have a leaseback contract without an exit penalty clause?

Sorry for the late response, but I did want to post that when we submitted a commandement de payer to Eurogroup, to request rent that they didn't pay, they asked if they should return our keys. Um, yes please! We paid a small amount to a lawyer and were able to remove our property from the leaseback scheme, which lets us rent it on our own terms. You might want to look into this option before you try to sell.
@Fred2000 Did you manage to sell? I am interested in selling soon, and understand that when the lease is due for renewal we should inform Mme Vacances that we don't wish to renew, thus ending the lease without penalty.
However, I get the impression that there is a strong likelihood of their ignoring the letter, pretending they never received it, and hitting the owners for fees.
Would welcome any insights that would help sever from these dishonourable liars!
Shelia41 - have you not read the various posts on Eviction Compensation there 100's if not 1000's - please get away from the notion that MV will not ask for compensation they most certainly will - the only way you can avoid this is to take them to court and hope that you win your case otherwise you will have to pay them compensation and both yours and their legal costs - not what you wanted to here but these are the facts in France today
